Pre Purchase Home Inspections
Before purchasing a new property it is recommended that it be inspected by a licensed home
inspector. This inspection will give you an overall idea of the condition of the property as well
as pointing out potential hazards, allowing you to make an informed decision.
Pre Listing Home Inspections
Before you put your home on the market it is a good idea to have a licensed inspector inspect
the property. This will allow you to know what issues the home may have and what the buyer's
inspector will be looking at. Giving you time to fix any problem areas before they ruin a
potential sale.
Homeowners Home Inspections
A homeowners home inspection is conducted to give the homeowner an overall picture of the
condition of the property and help spot possible problem areas before they become major
repairs. The inspection also gives the homeowner a list of potential safety hazards.
New Construction Home Inspections
Many people believe that because their potential home is newly constructed that there will be
no problems or issues. This assumption is incorrect and could prove costly to the home buyer.
New construction often times has numerous areas that are overlooked by the developer, or
areas that are just sloppy workmanship. It is just as important to inspect a newly constructed
home as it is a home that has been around for 100 years.
Warranty Inspections
Many new homes offer warranties on the home. Shortly before the warranty expires it is
recommended to have the home inspected by a licensed home inspector. This could find
problem areas that you are not aware of and potentially save you from having to pay for costly
repairs in the future.
Renters Inspections
This is an abbreviated inspection covering only the physical appearance of the apartment and
condition of all major appliances. You will be given a report stating the condition of the
apartment including all windows, doors, walls, floors ceilings and fixtures. This report is
recommended to avoid potential disagreements between landlord and tenant upon moving in or
moving out of an apartment.
